We do that by combining centralized capabilities, data-driven decision making, strong local execution, and a culture rooted in integrity, respect, collaboration, customer focus, and performance Job Description AIR is seeking a Senior Analyst or Associate, Asset Management to support the Georgia/Carolina/Tennessee portfolio. The Associate will be based in either Atlanta or Chicago (with a preference for Atlanta) and will aid in maximizing the value of the company’s sunbelt assets. What you will do: Assist with oversight of a portfolio of assets, identifying the economic viability and capital-markets outcome opportunity for each Collaborate with various internal teams, and as applicable third-party operating partners, to optimize portfolio performance Prepare the asset strategy review (business plan) for assigned assets and assist in guiding the asset and operating team through the plan Prepare underwriting for property valuations, dispositions, & hold/sell analyses Provide analytical support in understanding all critical aspects of the asset’s investment positioning, including proactively solving for any obstacles that might hinder a sale such as JVs, ground leases, commercial components, tax considerations, and others Participate in property visits and market tours to build operating relationships and gain expertise in submarket dynamics Assess capital needs and work with capital team to develop a long-term plan that aligns with the business plan Assess repositioning & unit upgrade opportunities, model the impact to investment outcome, and work with various internal teams to ensure success of said programs Participate in the development of annual operating and capital budgets to align investment strategies and objectives Support as needed on acquisition underwriting, providing market and leasing assumptions and participating in other due diligence activities, as necessary Active participation in local industry organizations is encouraged. Maintain an extensive network of industry relationships to stay current on regional and local market trends 20-25% travel required Qualifications What you should have: Bachelor’s degree, preferably in Business, Finance, Real Estate, or other relevant area. 3 - 5 years of real estate investment experience, supporting either FPA, Investments, or Asset Management Familiarity with the general principles of real estate finance, including operations and analysis, budgeting, financial reporting, cash management, general accounting, and NPV/IRR analysis. Effective communication skills, both verbally and in writing Strong interpersonal, communication, and listening skills to build strong working relationships with all levels of management and across functional teams Ability to understand and interpret quantitative data, trends, and market reports Understanding of multifamily operations, value-add opportunities, market knowledge, and competitor positioning Solutions-oriented, motivated, team-player that thrives in a fast paced, dynamic environment with multiple and evolving priorities and deadlines Strong real estate intellectual curiosity – the position offers tremendous opportunity for growth! Additional Information AIR offers attractive total compensation packages designed to recognize and reward performance at the individual, team and company levels. We start with a competitive base salary and add bonus opportunities and benefit choices topped off with: Expected base salary of $90,000-$110,000. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
